The answer largely depends on what type of roof you have – and how long you’ve had it.

  • Asphalt shingle roofs last between 20 and 25 years. 
  • Metal roofs can last 50 to 100 years or longer under normal wear and tear, depending on the specific material, before needing a replacement. Copper and zinc metal roofs are especially long-lasting.
  • Cement or clay tile roofs also last between 50 and 100 years under typical conditions.
  • Slate tile roofs have an average lifespan of 100 years. 
  • Wood shake and shingles require routine maintenance and last 25 to 40 years.
